The Rise of Experiential, Curated & Boutique Hospitality in India

Experiential hospitality is thriving in India due to the increasing desire for unique, authentic and immersive stays. Many Indian cities, including lush green semi-urban backyards, historic towns, hill stations, and coastal regions, are experiencing an increase in the number of boutique hotels & vacation villas. These establishments are pioneering the concept of experiential stay prioritizing curated cultural events, exploring local traditions & cuisines and nature-centric stays.

They provide attractive offerings such as regional cooking workshops, local artistry, agritourism, and tours to local bazars & haats.  The growth is further driven by growing percentages of gen Z & millennials in the tourism market, an expanding middle class and better connectivity, especially to remote parts and offbeat trails.

Additionally, government travel incentives like "Dekho Apna Desh" & PRASHAD have also contributed to the rising demand. A large portion of India's hotel industry is now made up of independent & small-scale operators, homestays (branded & unbranded), managed farmhouses and vintage properties. Research suggests that currently there are close to ~ 2000 branded villas operational the country.

Latest Trends & Innovations in India’s Experiential Hospitality:

Ø In boutique hotels, sustainability is gaining prominence. In recent years, properties prioritize solar energy, eco-architecture, trash management, and organic food. For instance, the Six Senses Vana in Dehradun combines eco-living with ayurveda wellness by providing clean food aligned with ayurveda principles and biodegradable utilities. Additionally, Svatma in Tamil Nadu makes use of eco-friendly methods, traditional design and repurposed furniture. These initiatives build a strong brand image and long-term value in addition to lowering operating expenses.

Ø Participation in the local culture during experiential stays has been a major attraction. Heritage walks, artisan workshops, local culinary lessons, enjoying folk dances and community interactions have been increasingly integrated into boutique stays. Leading the way in heritage reuse, Neemrana Hotels has effectively transformed historic havelis and forts into immersive accommodations that provide genuine Indian experiences. These offerings help in encouraging longer stays for visitors, which results in high margins.

Ø Boutique hotels are establishing wellness-focused services, including Ayurveda retreats, yoga, detox, spa treatments, and holistic diets to cater growing need for self-care. With custom wellness packages that draw customers from all over the world, Ananda in the Himalayas dominates this market. Similarly, RAAS Devigarh (Udaipur) combines mindfulness retreats with traditional hospitality. This provides opportunities like long-stay reservations and premium pricing opportunities. As a result, wellness-hospitality has emerged as the fastest-growing vertical in the Indian hotel industry.

Ø The popularity of hybrid workcations & villacation experiences has increased since the emergence of the remote work age. To capitalize on this trend, various experiential accommodations in scenic and tranquil environs provide customizable weekly packages, private workplaces, meeting rooms, and high-speed internet. As a result, ventures like Hosteller and Zostel have become extremely popular with operations spread across major tourist spots in India. Staycations & weekend getaways are also becoming popular due to the rising domestic travel and demand from metropolitan areas. This is an excellent opportunity for newcomers to draw in recurring urban customers with minimal investment.

Ø Guest experiences are transforming with the rise of digital innovation. Efficiency and customization are increased in smart rooms with IoT-based lighting, climate management, smartphone check-ins, and AI concierges. While IHCL (Indian Hotels Company Ltd.) tested robotic concierges at Ginger Hotels, chains such as Radisson have implemented chatbots to expedite guest interactions. These technologies improve service quality, bring in operational efficiency and boost customer happiness.

Ø Emerging hotel chains are entering smaller cities and unconventional locations. There has been an increase in boutique offerings in locations like Maheshwar, Jodhpur, and Coorg that combine affordability with unique natural settings. These areas are economically appealing for hospitality businesses due to their lower real estate prices and unmet demand. For instance, Maheshwar's Ahilya Fort transformed a little-known riverbank village into a posh heritage destination.

Top Thriving Verticals in the Indian Experiential Hospitality Segment:

I. Farm Stays & Agri Tourism: Agritourism and farm stays combine experiential travel with scenic rural beauty, organic farming and bonding with nature. It encourages visitors to stay on operational farms and engage in organic meals, planting, milking, and guided farm tours. Kolad & Ratnagiri in Maharashtra, the outskirts of Jodhpur, scenic places in Kerala & Karnataka, and Punjab are among the top destinations for agritourism. Some notable ventures offering this fresh concept include the Farm of Happiness in Maharashtra, Philipkutty's Farm in Kerala, and Mharo Khet in Rajasthan. Urban families, environmentally conscious couples, and school/university groups looking for unhurried travel, farm-to-table activities and outdoor immersion are increasingly looking out for such experiences.

II. Eco Hotels & Nature Resorts: Immersion in natural settings, low-impact operations and sustainable architecture are the main amenities offered in eco-hotels and nature resorts. For instance, Six Senses Vana in Dehradun incorporates solar energy, water harvesting and organic food. Concepts like providing separate homes at the edge of the Western Ghats and foothills of the Himalayas are also picking up rapidly. These settings attract high-end leisure visitors, wellness seekers and mindful travelers. These high-end eco-resorts frequently charge high prices and enjoy heightened occupancy rates. High-net-worth individuals and couples who value wellness, sustainability and tranquil getaways are the optimal guests for such offerings.

III. Vacation Rentals: Vacation rental places, including a variety of standalone villas, flats, or historic homes, in tourist and leisure places, are expanding quickly. In India, more than 55,000 homestays and holiday rentals are listed on websites such as Airbnb. Goa, Himachal (Dharamshala, Spiti), Kerala (Wayanad, Kochi), Rajasthan (Jaipur, Jodhpur), and Northeast homestays are among the major destinations. These burgeoning trends cater to domestic tourists, families, corporate retreats and friend groups looking for affordable & luxury stays. Generally, rates vary from ₹1,500 to ₹15,000 per night, and many of them include local cuisine and meticulously planned interactions with hosts.

IV. Heritage & Boutique EcoHotels: Many renovated havelis, forts, colonial bungalows, and estate mansions have transformed into cozy boutique lodgings in recent years. Neemrana Hotels, a prominent participant, broke even in three years after restoring forts and palaces into heritage lodges with an annual turnover of USD 6-7 million. Additionally, such properties are generally located in semi-urban areas like Alwar, Patiala, and Pataudi, along with Rajasthan and Gujarat. Potential customers include luxury vacationers, culture enthusiasts, destination weddings and high-end leisure visitors who value architecture & authenticity.

V. Wellness Resorts: Boutique wellness resorts and hotels provide personalised amenities like Ayurvedic, yoga, spa, mindfulness retreats, and holistic health. Prominent brands in this vertical are Aatmantan Wellness Center, Niraamaya Retreat, Mekosha Ayurvedic Retreat, Carnoustie Ayurveda & Wellness Resort, and Ananda in the Himalayas. These settings typically reside in the hill areas of Maharashtra, Kerala, Goa, and Uttarakhand. Ananda is regarded as India's top luxury wellness resort, drawing visitors from across the country and even foreign tourists. The target audience for such ventures includes wealthy middle-aged couples, international wellness tourists, retreat planners, and health-conscious visitors.

VI. Vacation Clubs & Tourist Resorts: Membership-based vacation resorts such as Club Mahindra Holidays and Sterling Holiday Resorts operate throughout India's leisure circuits. With 300,000 active members and an annual turnover of USD 75 million, Mahindra Holidays dominates this vertical. Another prominent player in the segment is Sterling Holidays, offering 61 resorts in 54 locations. Frequent domestic travelers and families seeking regular resort experiences are among the target consumers.

Lucrative Business Prospects in India’s Experiential Hospitality Segment:

India's boutique and experiential hotel industries provide a vibrant palette of profitable prospects in culturally rich regions. Experiential hospitality services are perfect for regions such as Ayodhya, central and eastern Uttar Pradesh, and the religious hubs of Varanasi and Lucknow. These locations are drawing tourists from both domestic and foreign countries, making them ideal for farm and orchard stays. Through interactive farming, harvesting, fruit picking, tractor rides, and other biodiversity activities, businesses may provide tourists a chance to get a sense of connection with the land. Furthermore, Ratnagiri, Raigad, Sindhudurg and Konkan coast in the west are becoming popular destinations for agritourism and getaways to seaside orchards. These regions are ideal for culinary tourism that highlights farm-to-table eating, tours of mango orchards and traditional Maharashtrian cuisine.

The coffee plantations of Karnataka and the Nilgiris in the south are also developing into upscale locations for nature-based experiences and health retreats. Organic farming, plantation walks, coffee brewing classes, nature biking, and outdoor entertainment like campfire camping & barbecues might be included in these planned holiday retreats. Additionally, these areas provide opportunities for rural integration through local handicraft lessons, folk music evenings and market explorations (bazaar & haat types).
